A vacated unit taken back to rent ready condition on a fixed scope and a date you can book a showing against.
Turnover starts with a walk of the empty unit and a written scope that separates damage from normal wear and from the upgrades you asked for. You approve a line item price before the crew mobilizes, so the number you sign off is the number you are invoiced. Trash out, cleaning, paint, flooring, and punch repairs are sequenced so no trade is standing around waiting for another.
We work to a completion date rather than a rough estimate, and we report progress against that date every day the crew is on site. The closeout package holds room by room photos, the punch list signed off, and the keys accounted for. That is the evidence a leasing agent needs to show the unit and the evidence you need to charge against a security deposit.
The walk of the empty unit produces a written scope that splits damage, normal wear, and the upgrades you asked for. Each line is photographed, which is what a charge against a deposit has to be built on.
That is the point of quoting to a date rather than an estimate. Progress is reported every day the crew is on site, and if the date is going to move you hear it before it moves.
One team covers both sides of the work: the client who needs a property held in condition, and the vendor who does the work on the ground.
Mon to Fri, 8am to 6pm ET. Urgent issues answered same day.
