Serving VA, MD, DC, NY, NJ, GA, FL, TX

One operations partner across seven states and Washington DC.

We coordinate maintenance, turnovers, repairs, inspections, and preservation for owners who are not near the property, and we document every visit well enough to be used as evidence.

Who we serve

United Property Maintenance works for the people who answer for a property when something goes wrong: property managers running occupied portfolios, investors holding single family rentals across state lines, and asset teams at banks and servicers who have to evidence every dollar spent on a file.

What those three have in common is that they are rarely near the property. They need someone on site who writes down what they found, does what was agreed, and sends back proof that stands up to a tenant, an auditor, or a claim.

How we work

We are the operations layer between you and the trades. We scope the work in writing, price it against rates we already hold for that market, dispatch a vendor whose insurance we carry on file, and review the photos before they reach you.

That means one company to call, one scope to approve, and one invoice to pay, whether the job is a leaking trap in Richmond or a full turnover in Dallas-Fort Worth. Where a job needs three trades, you still deal with one dispatcher.

What you get on every closeout

Every completed order comes back the same way: dated before and after photos, the tasks completed, the parts used, the time on site, and anything the crew found that you should know about.

The file is built so it can be used, not just filed. It supports a charge against a deposit, a reimbursement claim, an answer to a code notice, or simply the decision about whether to fix a thing again or replace it.

What we hold ourselves to.

  • Vendors carry current insurance, verified before the first job and kept on file
  • Licensing checked wherever the trade requires it
  • A written scope and a price before a vendor is dispatched
  • Dated photo documentation on every visit, labeled by the task it evidences
  • One point of contact from the first call to the closeout
  • Invoices held until the work matches the scope that was approved

Where we work from.

One office runs the whole service area. Crews work out of the market closest to the property, and the paperwork comes from here.
