General Maintenance

General maintenance covers the small, constant work a portfolio generates: a leaking trap, a failed water heater, a door that will not latch, a circuit that keeps tripping. You send the address and a short description. We scope it, price it against the trade rates we already hold for that market, and dispatch the vendor who is closest and qualified for the trade the job actually needs.

Turnover & Make-Ready

Turnover starts with a walk of the empty unit and a written scope that separates damage from normal wear and from the upgrades you asked for. You approve a line item price before the crew mobilizes, so the number you sign off is the number you are invoiced. Trash out, cleaning, paint, flooring, and punch repairs are sequenced so no trade is standing around waiting for another.

Interior Repairs

Interior repairs are the jobs that are bigger than a maintenance call and smaller than a renovation: water damaged drywall, a subfloor gone soft, cabinets that have to come out, a bathroom that needs putting back together. We inspect first, photograph the damage, and write a scope that separates what has to be fixed now from what can safely wait.

Exterior Maintenance

Exterior work protects the part of the asset the weather reaches first. It covers grounds care through the growing season, gutter and downspout clearing, pressure washing, fence and gate repair, and the small roof and siding fixes that stop a leak turning into a ceiling.

Inspections & Field Visits

Field visits answer the questions you cannot answer from a desk: is the property occupied, is it secure, what condition is it actually in. We send an inspector with a checklist built for the visit type, whether that is an occupancy check, a move in or move out condition report, an exterior check for a lender, or a scope walk ahead of repair work.

Property Preservation

Preservation keeps a vacant asset from losing value and from drawing a violation. It begins with securing the property: lock change, boarding where it is needed, and a check that the building is watertight. It continues with winterization, debris removal, and a grounds cutting cycle that runs for as long as the property is held.

Vendor Dispatch

If you already know what the work is and only need a qualified company on site, we dispatch from a network we hold insurance certificates and rate agreements for. Every vendor is checked for licensing where the trade requires it, and rates are agreed per market before the first job rather than negotiated per invoice.

Preventive & Corrective

Preventive work is scheduled against the things that fail on a known cycle: heating and cooling service before the season turns, water heater and shut off checks, roof and gutter inspection, smoke and carbon monoxide detector testing. We build the calendar around your portfolio, run it, and record what was checked on each visit.

How a job runs

Clear steps. Useful updates. Documented outcomes.

  1. 01

    Submit

Send the address, a short description, and how urgent it is. Photos help but are not required.

  2. 02

    Review and coordinate

We confirm the scope, price it against the rates we hold for that market, and set a date with the tenant or the agent.

  3. 03

    Dispatch and document

A vetted local vendor works the order and photographs it. A second problem behind the first one is priced before anyone touches it.

  4. 04

    Close out clearly

You get the tasks completed, the parts used, the time on site, and dated before and after photos in one file.

Closeout

Both photos are dated and filed against the same order, so the condition you approved and the condition you paid for sit side by side.

Need field support, or ready to introduce your service company?

One team covers both sides of the work: the client who needs a property held in condition, and the vendor who does the work on the ground.
