How a job runs

Clear steps. Useful updates. Documented outcomes.

  1. 01

    Submit

Send the address, a short description, and how urgent it is. Photos help but are not required.

  2. 02

    Review and coordinate

We confirm the scope, price it against the rates we hold for that market, and set a date with the tenant or the agent.

  3. 03

    Dispatch and document

A vetted local vendor works the order and photographs it. A second problem behind the first one is priced before anyone touches it.

  4. 04

    Close out clearly

You get the tasks completed, the parts used, the time on site, and dated before and after photos in one file.

Closeout

Both photos are dated and filed against the same order, so the condition you approved and the condition you paid for sit side by side.

Seven states and Washington DC, coverage confirmed per address.

A state is not the same thing as a metro. Send the address and we confirm the crew and the date for that address before anything is scheduled.

Service companies: take work, not phone tag.

We hold the client relationship, write the scope, and chase the schedule. You get the order, the address, the rate, and one dispatcher who answers.

Applying does not guarantee work. Volume depends on the trades you cover, the metros you reach, and your insurance staying current.

Become a Vendor

Questions we get before the first job.

What areas do you actually cover?

Virginia, Maryland, Washington DC, New York, New Jersey, Georgia, Florida, and Texas, run out of one office in Richmond, VA. A state is not the same thing as a metro, so send the address and we confirm the crew and the date for that address before anything is scheduled.

How quickly do you respond?

Urgent issues get an answer the same business day. Routine work is scoped and booked against a completion date you can plan a showing around, and you have that date before the vendor is dispatched.

How is the work priced?

By line item, against the trade rates we already hold for that market, and approved before the crew mobilizes. If a technician finds a second problem behind the first one, you get a note and a price before anyone touches it.

What do I get when a job closes?

A closeout package: dated before and after photos, the tasks completed, the parts used, and the time on site. That is what a leasing agent shows a prospect and what supports a charge against a security deposit.

Are your vendors insured and licensed?

We hold a current insurance certificate for every company we dispatch, and licensing is verified where the trade requires it. Rates are agreed per market before the first job rather than negotiated per invoice.

Do you work with servicers and asset managers?

Yes. Preservation orders are completed and photographed against the client checklist, with photos labeled by the task they evidence, so an allowable can be billed and a reimbursement supported without sending a crew back for a second set of pictures.

Need field support, or ready to introduce your service company?

One team covers both sides of the work: the client who needs a property held in condition, and the vendor who does the work on the ground.
