These terms are a draft prepared with the site. They have not been reviewed by a lawyer, and the governing law named at the end is a placeholder. Both need settling before launch.

Who these terms are with

This site is operated by United Property Maintenance LLC. Using it means you accept what is written here. If you do not, please do not use the site.

What the site is

This site describes services and lets you ask for them. Everything on it, including service descriptions, coverage areas, and response times, is a description of how we normally work. It is not an offer, a warranty, or a promise about a particular property until we have written you a scope for that property.

Sending a service request

Sending a request starts a conversation. It does not create a contract, book a crew, or commit us to a price. We confirm coverage for the address, write a scope, and quote a price. Work begins when you approve that scope, and the approved scope is the agreement for that job.

Urgent requests are triaged the same business day. Same day triage means we answer and tell you what happens next, which is not the same as a crew being on site the same day.

Prices and invoices

A quoted price covers the scope it was written for. If the work uncovers something the scope did not include, we stop, tell you, and price the difference before continuing. You are invoiced for approved work. We hold an invoice until the documentation shows the work matches the scope.

Applying as a vendor

Applying to the vendor network does not guarantee work, and being accepted does not guarantee a volume of work. Assignments depend on the trades you cover, the metros you reach, capacity in that market, and your insurance and licensing staying current. Any work we send is offered job by job.

Your content

Photos, addresses, and descriptions you send stay yours. You give us permission to use them to price, perform, and document the work, and to share them with the vendor assigned to it. Do not send us anything you do not have the right to share.

Our content

The text, photography, and design on this site belong to United Property Maintenance LLC or are used with permission. You may read, print, and share pages. You may not republish the content as your own or use it to market a competing service.

Accuracy and availability

We keep this site accurate, but service areas, response times, and the services we offer change. The site may also be unavailable while it is being updated or if hosting fails. We do not promise it will always be reachable.

Limits

Nothing on this site makes us liable for a decision you take without a written scope from us. For work we do perform, our responsibility is set by the agreement for that job, and by the insurance we and the assigned vendor carry. We are not responsible for loss caused by something outside our control, including weather, access being refused, or a third party failing to act.

Where this site links somewhere else, we do not control that site and are not responsible for it.

Changes and governing law

These terms can change. The version on this page is the one in force. A change does not alter an agreement already made for a job in progress.

These terms are governed by the laws of the State of New York, and any dispute belongs in the courts of that state. New York is a placeholder for the owner’s lawyer to confirm or replace.
